Your property management dilemma: Never Ending Maintenance Issues

The tenant in your rental property submits at least one maintenance request every month. Your ongoing payments to the handyman are starting to eat into your cashflow. How can you turn this problem around?

Ask the tenant to inspect the property thoroughly so you can fix all of the problems at once.
You cannot ask a tenant to do anything not required by lease. Always have work done by your own personnel.

  • Hiring a licensed property inspector to conduct a thorough review of the structure, plumbing systems, electrical systems, roof, foundation, and property interior.
  • Note any major issues that require immediate attention and find a qualified and licensed professional to handle them.
  • Ask a reputable handyman or similar professional to put together a program of preventative maintenance (PM) issues for each month and each season. Hire qualified professionals to complete PM tasks on a regular basis.
  • Consider getting home warranty protection for your major systems and appliances.
  • Include a maintenance response policy in your lease. Specify the types of issues that will be actioned immediately (such as plumbing leaks/floods, loss of heating or AC, etc.). Set a time frame for handling other non-emergency requests.
