Hybrid Market

Investing in a hybrid real estate market offers a good balance of steady returns with less volatile pricing swings. The average cost of homes in a hybrid market is usually less than in a cyclical market, which makes these locations ideal for cost-savvy buyers.

Your property management dilemma: Never Ending Maintenance Issues

The tenant in your rental property submits at least one maintenance request every month. Your ongoing payments to the handyman are starting to eat into your cashflow. How can you turn this problem around?

Click the card that best aligns with what you would do in this situation.

Ask the tenant to inspect the property thoroughly so you can fix all of the problems at once.
You cannot ask a tenant to do anything not required by lease. Always have work done by your own personnel.
Charge a $75 fee for every site visit to discourage frequent maintenance requests.
While this may seem like a good idea, if this isn't already included in your lease, it's a violation and can't be added in.
Act on all maintenance requests when received, as stated in your current lease agreement.
This is the right choice! Setting expectations up front is the cornerstone of a successful landlord/tenant relationship.

A successful investor knows (or quickly learns) that even the best financial plans are not foolproof. Putting off repairs or hiring unknown or unskilled personnel to handle your maintenance issues can cost you far more in the long run than you save today. You can lessen the financial impact of keeping your property in good shape by:

  • Hiring a licensed property inspector to conduct a thorough review of the structure, plumbing systems, electrical systems, roof, foundation, and property interior.
  • Note any major issues that require immediate attention and find a qualified and licensed professional to handle them.
  • Ask a reputable handyman or similar professional to put together a program of preventative maintenance (PM) issues for each month and each season. Hire qualified professionals to complete PM tasks on a regular basis.
  • Consider getting home warranty protection for your major systems and appliances.
  • Include a maintenance response policy in your lease. Specify the types of issues that will be actioned immediately (such as plumbing leaks/floods, loss of heating or AC, etc.). Set a time frame for handling other non-emergency requests.
