Linear markets tend to provide a steady income stream for owners of rental properties. This is not a get-rich-quick market; you should expect your property value to climb slowly but surely over time.

As you look through the Pro Forma for each city, you’ll notice a few things:

  • A higher market value will not always generate more income for you! The amount you pay for property taxes and insurance will vary by market, and these costs will impact your monthly cash flow. In the examples shown, the property in Little Rock generated a larger monthly cash flow than the property in Memphis, even though the market value of the Little Rock property was $30K less than Memphis.
  • Your biggest financial gains are realized over years, not months. A careful investor will be able to generate positive cash flow and cover their costs of ownership through rental income. However, the actual monthly cash income generated may be quite modest. Your greatest financial gains will be seen over time, as your property appreciates and you are able to resell it at a profit.
