Option 2: Grow Net Worth & Receive Income

This  ambitious goal requires you to do two things simultaneously. In order to achieve both goals, you need to invest in a market that is desirable to both buyers and sellers, and that is considered a good place to live and work.

You can check  off all of these boxes by investing in a hybrid real estate market.

Real estate in a hybrid market appreciates faster than in a linear market, yet not quite so fast as in a cyclical market. And while hybrid markets are subject to occasional upturns or downswings in value, they are never quite as volatile as what you might find in a cyclical market.

Prices in a hybrid market also tend to fall between what you would pay in a linear in cyclical market.

Click the buttons below to see the financial gains, costs, and income streams you might find from properties in three of the best-known hybrid real estate markets.

As you review the Pro Forma for each city in a hybrid market, take note of how differences in tax rates, rental prices, and insurance costs can impact your monthly cash flow.  In these examples, San Antonio had the lowest market price for real estate. However, Texas has relatively high property taxes, compared to Georgia or Nevada.

If you look at the average returns over 10 years (found at the bottom of the Pro Forma), you’ll see an expected cash on cash (CoC) return, as well as a total return.
