This is a rather aggressive financial goal that is best achieved by investing in cyclical real estate markets. While the financial gains in cyclical markets can top out what you’ll find in any other market type, there are a few things you should keep in mind when looking to buy or sell property:

  • Cyclical markets are considered highly desirable places to live, work, or just own property, so don’t be surprised if you find a lot of competition when buying property.
  • When cyclical markets are on an upswing, prices can rise fast. You may need to be flexible about property type or location in order to get something in your price range.
  • When prices in cyclical markets get too high to sustain, a downswing is inevitable. If you’re new to the market, or on a tight budget, you might find your best opportunities when prices are falling.

The first thing you may notice about cyclical markets is their cost structure. The downpayment and closing costs alone can be as much as the total cost to buy a property in a linear market.

Because cyclical markets are considered desirable, they are often more of a seller’s market than a buyer’s market. Be prepared to act quickly when you find a place you like. Cyclical markets tend to appreciate quickly, so you may be able to see a strong return on your investment in a few years, rather than in a decade.
